1. Twin Lakes

Twin Lakes is Federal Way's premier established neighborhood — golf course, country club, and beautifully maintained mid-century and updated homes. Great for move-up buyers and families.

2. Mirror Lake

Walkable, treelined, and full of character. Mirror Lake offers a tight-knit community feel with quick access to downtown Federal Way and I-5.

3. West Campus

Newer construction, larger lots, and excellent commuter access. Popular with professionals and growing families.

4. Lakeland (Auburn-adjacent)

A master-planned community with parks, trails, and strong schools. Technically Auburn but functionally a Federal Way feeder neighborhood.

5. Brown's Point

Waterfront and view homes overlooking Puget Sound. A premium Federal Way / Tacoma border neighborhood for buyers wanting Pacific Northwest views.

6. Redondo

Marina-side living with restaurants, beach access, and a small-town vibe just minutes from downtown.

7. Marine Hills

Quiet streets, mature landscaping, and a strong sense of community — Marine Hills consistently delivers value.
