Lakeland Hills

Master-planned, parks, trails, strong schools. Townhomes and smaller single-family options are a great VA / FHA fit.

Lea Hill

East side of Auburn, near GRC. Newer construction, great commute access for South Sound + Eastside.

West Hill

More established, larger lots, character homes — and pricing that's still friendlier than Federal Way comps.

Downtown Auburn

The Sounder station, the new development around Main Street, and walkable bungalows make this a sleeper for first-time buyers who want urban vibes without Seattle prices.
